Euroland-Crete homes have aesthetically pleasing architectural styles that fit comfortably into the Cretan environment.  All are built for year round living with great attention to detail, using only the best quality materials.

We include many fixtures and fittings in our developments as standard as we have a policy of having 'No Hidden Extra Costs' . This means that the homes we build are unique in Crete, with exceptional standards of thoughtful design, build quality and finish. We offer a full two year guarantee for defective workmanship.

Building Frame
The frame of the building including the foundations, columns, floors and roofs (where applicable) will be constructed from concrete and reinforced with iron bars This complies with current anti-seismic building regulations as specified by the Greek government and is guaranteed in perpetuity.

Walls
All Exterior walls consist of a double-layer cavity brick construction.
Adjustable ventilation points are included throughout the house.

We include a full Damp course in all of our homes built in Crete. This consists of a membrane under the ground floor and also in layers in the brickwork of external walls. This is specially imported to Crete as Greek building standards do not include the provision of a damp course in houses built here and as no damp course is installed by other builders, the majority of houses suffer from damp problems. 

Insulation
Euroland-Crete pay special attention to insulate their homes in order to protect against the wide range of temperatures experienced in Crete.  Insulation material used will be from the DOW and Astro Foil Hellas companies, on the roof, external columns,floors and in between exterior cavity walls

Plastering
All walls will be plastered with three layers of plaster to provide a textured finish.

Roof Construction
Pitched or angled roofs are constructed in accordance to individual house with suspended ceilings where appropriate.

Doors and Windows  
All external doors and windows are Europa double glazed white Aluminium.
Shutters are included on all doors and windows.  
Insect screens are included on all windows.

Tiling
Tiled flooring is installed throughout the house including internal floor and staircases, skirting boards, bathrooms up to door height and kitchen splash back. External area tiles used are all slip resistant.Tiles used are from the Prima Vista range or equivalent.

Heating  
Under floor heating is included as standard throughout all of our developments and homes.

Cooling
Air conditioning units are installed in hte bedrooms and the living areas and provide cool temperatures when needed during the hot summer months. They also act as supplementary heating back up if needed during the winter. External units are placed in areas hidden from view wherever possible. Air conditioning drainage points are connected to guttering.

Hot water
An energy efficient solar panel will be installed to provide hot water throughout the house. This will also be supplemented by an electric immersion heater

Electrical Work
Lighting is included in each room and on entry points, stairways and verandas. Telephone and TV sockets are provided in the living area and all electrical lines are concealed in the walls or floors. Ample power sockets are provided in all rooms. Installation of standard plastic light fittings in all rooms is included. In Euroland developments, utility services(electricity and water) are included in the price and all necessary paperwork is undertaken on your behalf.

Plumbing Work
European standard piping is used in all of our homes and connected to a specially constructed cesspit in the grounds of each property.All down pipes and guttering from balconies and roofs is included.
Outside tap(s) are provided for irrigation of plants and gardens.Connections for a washing machine are included.

A water tank and electric pump will be installed. This provides a back up to the mains water supply in the event of interruptions or shortages and ensures that water pressure is constant.

All of our homes are designed and built with drainage systems where necessary to remove any excess water away from the house during winter months. 

Woodwork
Each bedroom includes fitted wardrobes with designs and style finish chosen by the purchaser.       
Exterior pergolas which will be constructed in accordance with the Architect’s plans.

Painting & Decoration
All wall surfaces will be painted with 3 layers of high quality paint materials selected for the suitability of the Cretan building techniques and climate.

Bathroom/Shower rooms
Fixtures and fittings comprising of hand basin, toilet and bath/shower, toilet roll holder, towel rail, towel ring, soap holder and mirror are all included as standard.
All fixtures and fittings supplied are from the IDEAL STANDARD range or similar high quality companies.

Suspended ceilings in bathrooms with spotlights are standard in all of our homes.

Kitchen
All our kitchens have a very high specification and we include chrome finish, built in appliances as standard. These include CANDY, LG or similar standard, built-in oven and hob, extractor fan and fridge/freezer. Beautifully designed, stylish floor cupboards and units can be selected to individualize your home.

Swimming Pool
Swimming pools are included on all of our developments. A machinery room will house the pool refill tank plus all machinery and pumps.
A shower situated next to the pool is included.

Exterior landscaping
As we have a policy of finishing our homes beautifully we include professional landscaping on all of our developments. This includes pathways around your home, BBQ's, exterior showers, planted areas, trees, flowers and a full irrigation system. We also include parking areas, boundary fencing and roadways.

Interior Selection Options
A number of items in the foregoing specifications are designated as having a choice by the purchaser. The selections offered are in a range designated by the Euroland-Crete and all are of an excellent quality. Our designated home advisors will help during this selection process and offer assistance throughout the building process.

Insurance
All necessary Worker health insurance payments which are compulsory when building homes in Greece are included in the cost of our homes as well as full building insurance cover during the build in the unlikely event that it is needed.
