Purchasing a property in Greece is not as difficult as you may think. Here at Euroland-Crete we help you through the whole process from start to finish, giving you all of the advice that you may need along the way
Buying an off-plan home, designing your own home on a piece of land chosen by you or purchasing an apartment, house or villa on one of our beautifully finished developments; the choice of payment is up to you.
Mortgages
We are linked with all of the major national banks in Greece and they are able to offer our clients mortgages for buying property in Crete. Banks financing the purchase of property is relatively new in Greece and with low interest rates and repayment terms of up to 25 years this is becoming increasingly popular with home buyers.
You can spread the cost of buying your home by paying us in stages while we are building your property. We will ask you to pay us agreed amounts at certain stages of the building work. We will provide you with a detailed purchase contract at the start; this will state when all relevant payments are due.
The benefits to you are that you’ll be able to see that the work is progressing to the agreed timescale, plus no extra bank handling fees as you’ll be directly financing the building of your home; providing you with peace of mind and making your money go further.
Please contact us for further details on all types of payment methods so that we can help you decide which one is right for you.
Buying Off-Plan
There are many advantages when buying an off-plan property including:
You can choose the best location for your home
You are saving up to 10% on the price compared to buying a home already finished
The option to stagger payments throughout the building process
You can personalise your home by making changes to designs and by selecting your own interior fixtures and fittings at an early stage
The value of your house rises as the property is being built
With a continuing upward trend in house prices year on year in Crete, buying a property this way really can be an excellent investment for your money. We can give practical guidance about not only your chosen location; but also the most suitable design of your property. If you want a holiday home, a second home or somewhere to live permanently, we can advise you of the best design for you.
Clearly Written Contracts
Once you have made your decision which property you wish to buy, we will prepare for you a full written purchase agreement that will clearly state all of the relevant details of your chosen property. This will include the location; full building specifications; total cost; full details of all agreed stage payments and the date of completion.
Peace of Mind
You will need a local lawyer to act on your behalf throughout the purchase process. If you do not already have a Greek lawyer we can recommend highly experienced, reputable lawyers, all of whom are fluent in English. Your lawyer will be representing only your interests throughout the purchase procedure; they will ensure that everything behind the scenes is being done correctly so that you are legally safeguarded.
Once you have decided which lawyer you would like to represent you; you will need to sign over to them a ‘power of attorney’ that allows them to check that all of the necessary contractual and deed papers are certified and comply with the regulations.
Your lawyer will also obtain a Greek tax number for you that you need in order to purchase property in Greece.
Secure Banking
You will also need to open a bank account if you need to transfer money in to Greece to pay for your property. Not all banks provide you with easy access to see your accounts so we recommend that you open a bank account with The Bank of Piraeus as they have internet banking which is also in English. This allows you to easily track and transfer any money payments easily. You can save large amounts of money when transferring money abroad by using specialist currency exchange companies. We can recommend the best companies in this field that can save you thousands of pounds.
A Guiding Hand
At our head office, you will meet your personal building advisor who has been selected for their expertise; they will help you throughout the entire building process from start to finish, helping you with the choice of your interior fittings and keeping you constantly updated while your home is being built.
Our Guarantee
All of our homes are built according to Greek law and exceed all the standards required. This means that the main structure of every house is guaranteed for a lifetime. In addition, we include a one year warranty for any defective workmanship.
Fees
In addition to the purchase price of your property, you will be required to pay certain other necessary expenses. These include taxes and various legal fees.
This amount usually adds up to no more than 10% of the cost of your property.
We will advise you of these amounts in clear detail before you decide to buy a property, so that you know the full costs of buying your home in Crete.
If you have any further questions relating to property buying procedures in Greece, one of our property advisors will be glad to help.
